SEMINOLE LAKES SEALCOATING PROJECT

WED. 9/8—AND FINAL—UPDATE

 

Today is the day we have been waiting for!  16 days after we started this 8 day project, all streets are open, although there may still be some wet spots along the curbing.  All cones are down, and all traffic disruptions are finished. 

 

Yesterday the great crew from D&G Sealcoating worked diligently to finish this project.  Starting very early in the morning—before sunrise—they finished up the repairs in time to beat the late afternoon rain.  As you will note, they also painted all the pavement markings, stop bars and golf cart path crossings.  It all looks great.  They went far beyond their requirements in not only repairing rain damage, but especially repairing several areas of damage caused by those who chose to move cones and drive on wet streets. 

 

Although it is dry and safe to drive on after 24 hours, the sealcoat does not fully cure for some time, depending on the weather.  You will see some brown spots, especially where recoating was necessary.  These are areas that are slower curing, and will eventually darken like the rest of the street.  Also, as I stated previously, the joint between the asphalt and concrete curbing is very slow to dry because of the high water table.  You are advised to check this at your driveway, as, if it is still tacky, it will track onto your driveway.

 

This was a very big project, which, despite the weather and a lot of “bumps”, went quite smoothly.  It could not have been done without the assistance of several people.  Dennis and his crew from D&G Sealcoating lived up to their reputation as a quality, caring and helpful company.  Here at Seminole Lakes, Dave Mills, despite his busy schedule, was a tremendous help, always there when something needed to be done.  If you run into him, be sure and thank him for all his work, phone calls and personal visits.  I also need to thank Linda Huber and Dick Benckendorf who were instrumental in getting these updates out to you via the email system as well as posting them on the website in a timely manner.  And, thanks to all of you who were supportive and encouraging throughout this process.

 

SEMINOLE LAKES SEALCOATING PROJECT
SUNDAY, 9/5 UPDATE

With another great day yesterday (Saturday) the crew accomplished everything on the schedule, and managed to do some touch-up.  All streets have now been seal-coated.  We had originally planned to do additional work today, but an unforeseen issue prevented this. 

Tomorrow is Monday, and Labor Day.  They will be working, assuming that the weather is as promised.  Early (no later than 6:30 AM) we will be closing Windsong Rd. between Stillwater Cir. and Arrowhead, and Arrowhead Dr. from Windsong to the back gate.  These will, once again, be redone to repair damage caused by last week’s downpour.  These streets will remain closed until Tues. morning, at the earliest. 

Tomorrow they will also be doing spot touch-ups throughout the community.  They will also be doing painting and striping of stop bars and other pavement markings, so you will see a lot of activity…..traffic cones, signs, and men at work.  Please watch carefully and respect the workmen and traffic markers.  If all goes well, they will finish and be gone by the end of the day tomorrow. 

A portion of Stillwater Cir, Feathersound Dr. and Shadow Run Ct. remain closed to traffic and will reopen tomorrow morning.

Friday  9/3/10 update 

Thank you Mother Nature!!!!  Today, again, was the kind of day the paving folks love…..good sun, a nice breeze…………perfect for drying the sealcoat.  Today, they again made good progress and the exit to 41 is done.  As you know by now, all traffic leaving Seminole Lakes must use the back gate on Arrowhead.

Tomorrow, Saturday, they will be working on Stillwater Circle from the club house to Shadow Run Ct.  They will also be doing Shadow Run Ct. from Arrowhead to Windsong.  In addition, they will be finishing the final stretch of Feathersound Dr.  At the end of the day tomorrow, they will have applied sealcoat to all streets.

 We still have to do significant patching on the east end of Feathersound, Arrowhead Dr from Windsong to the back gate, and Windsong Rd. from Stillwater to Arrowhead.  These streets will be closed sometime over the holiday weekend, depending on the weather.  We will notify residents in affected areas before closing these streets. 

Once the above patching is complete, the asphalt company will be done.  The owner commented to me today that he is quite sure everyone will be happy to see them leave!

With good assistance from the weather, it looks like everything is going to go well today, but keep your fingers crossed!  The crew will finish today’s schedule and also continue to do some repair work to rain damaged areas. 

Due to an oversight on my part while putting together the schedule, a number of residents were going to be “blocked in” for an inordinate number of days.  Therefore, it is necessary to make some revisions to the schedule for Friday and Saturday.  So, the new schedule is as follows: 

  • Thursday 9/2:  No changes
    • Stillwater Cir. will be closed from Feathersound to the club house parking lot for curing
    • Seminole Lakes Blvd. will be closed from Stillwater to Feathersound for application of sealcoat
    • Arrowhead Dr. will be closed from Shadow Run Ct. to Windsong Rd. for application of sealcoat
  • Friday, 9/3:
    • Seminole Lakes Blvd will be closed from Stillwater to Feathersound for curing
    • Arrowhead Dr. will be closed from Shadow Run Ct. to Windsong Rd. for curing
    • Front Exit will be closed from the main intersection to highway 41 for application of sealcoat.  All traffic leaving Seminole Lakes will be required to use the back gate
  • Saturday, 9/4:
    • Front Exit will be closed from the main intersection to highway 41 for curing. All traffic leaving Seminole Lakes will be required to use the back gate

UPDATE, TUESDAY, 8/31  5:30 PM

After a beautiful and perfect day, I was ready to send this update when I looked outside and it is once again pouring rain!  Hopefully, this won't last long and will not do much damage to the fresh sealcoat.  A rain like this primarily damages the edges of the paving where it joins the concrete gutter. 

 
Until now, today was a day that the pavement people love.........it was hot, with a nice breeze to assist in curing the compound.  There was another good feature today.  So far, no one has driven through the barricades.  Thank you for your co-operation!  It really makes it easier for the crew.  Today, they accomplished the entire schedule for the day, and also finished up the section of Feathersound that they had to stop work on yesterday.  In addition, they reapplied coating on the section of Arrowhead that was "wiped out" by the rain the other day.  So, we are back on the (revised) schedule.
 
Tomorrow, work will be on Stillwater Circle from Feathersound to the club house entry.  In addition they plan to begin doing some spot repairs where rain damaged the coating last week.  Once again, thanks for your patience and co-operation today.

UPDATE MONDAY, 8/30 5:30 PM

With at least a little cooperation from Mother Nature, we made more progress today, although we still fell a little behind schedule.  The mid afternoon rain stopped work, so the stretch of Feathersound is only half done......only one coat has been applied. 

 
The weather forecast actually looks good for the rest of the week, so hopefully, we can make good progress.   Tomorrow, Tuesday, our plan is to finish Feathersound and then, as scheduled, do all cul-de-sacs (with the exception of Princess Court).  As many of you know, the pounding rain last Saturday severely damaged the fresh coat on Arrowhead before it had set up.  Therefore, they will be re-doing this street.  Hopefully, they will be able to accomplish this tomorrow as well.
 
Today especially, we have been facing problems with people moving the orange cones and driving on closed areas.  When this happens, it frequently requires additional work, which means the street is only closed that much longer.  Please respect the cones and barricades.  It will be of benefit to everyone.  Believe me, I am as frustrated as anyone else, but we have to keep on doing our best when the weather permits.   We can control a lot, but not the weather.
 
Many of you have asked about the "bare" spots in several areas, mainly along the gutters, where rain and water washed the sealer away before it was set.  Rest assured, the contractor will be following up with an inspection, touch up and repair of areas on all streets.  We have a warranty lasting for more than a year on this job, so they are just as interested as us in finishing with a quality job.
 
We are trying to keep the update line fresh........and it is getting a lot of use!  Keep calling...............keep checking your email..............and keep checking this website

UPDATE SAT, 8/28 4:30 PM

With the cooperation of Mother Nature, we have the first 2 days under our belt.  Hopefully, we can continue this progress next week and finalize this project.  We will be removing traffic cones to allow access to Stillwater this evening.  We want to delay this as long as possible to take advantage of the good sunlight to continue to cure the sealant.  Feathersound Dr. is not curing quite as quickly, so it may be necessary to delay reopening until early morning.  Meanwhile, these 2 streets are OK for golf cart, bicycle, or foot traffic.

 
A note of caution:  In some areas where there is a lot of ground water, especially along Feathersound Dr., there is still some wet sealant in the joint between the pavement and the concrete gutter and curb.  We will be watching this carefully, but even after the street is opened, you are strongly advised to check this joint in front of your driveway.  If the sealant is still wet, you should not drive across it, as it will track onto your driveway and it is difficult to remove.
 
As a reminder, please do not drive over, around, or past barricades or traffic cones. They are there for a purpose, and we certainly want the best results we can obtain from this process.  Also, please be aware of the changed traffic pattern at the front entrance.

UPDATE THURSDAY AUGUST 26TH

Yes, I am beginning to sound like a broken record (at least everyone here is old enough to remember records).  Early this morning,
a decision was made to start work today, and the company brought their crew to Punta Gorda from Estero.  However, when they arrived,
 they took a look at the weather, took a fresh look at weather radar, and decided that today would again be a bad day.  This is all
rather frustrating, but fortunately for us, they are not willing to take a chance that could result in a less than top quality job for us.

Tomorrow's weather looks better, at this point, than it has all week, so hopefully, we will see some positive activity.  Meanwhile,
"stay tuned"...........as new information is available, you will see it here or you can get it on the phone update line (639-2837) as it
is available.  I do not anticipate any new information prior to 5AM tomorrow.

UPDATE #2 WED AUGUST 25TH

Good morning once again.  As I'm sure you know by now, there is no street work again today.  We will once again hope that Mother Nature cooperates so we can get to work tomorrow morning.  Assuming that we have good weather conditions, we will begin with the first day (8/23) on your printed schedule.  Some of you have asked if we could just postpone everything until next week and try to get a fresh start.  Due to the schedule of the contractor, this is not practical, and we could run into the same situation next week.

In order to assist you in getting timely information, I have turned our home phone into a "Sealcoating Project Information Line".  To get the most current status of the project, you can call 639-2837 for a recorded message.  This message will be updated whenever we have new information for you.  Updates will continue to be sent via email and the website.  This phone line is intended primarily for those who do not have internet access.  So, if you have friends or neighbors who do not have internet access, please pass this information on to them in order that they may keep up-to-date.

Good Morning,

Once again, it looks like Mother Nature is not cooperating.  However, the
paving folks, watching radar, see a glimmer of hope for today.  If, in the
next hour or so (until about 8:30) if the radar shows weather continuing to
clear, they will plan to work today.  If, however, weather should not change
or deteriorate, like the last 2 days, no work will be done today.

For those of you on streets that are scheduled to be closed on day 1, keep
watch, and if you see me putting up traffic cones, you will know it is a
"go".  Either way, we will stay in touch via email and the website.

TUESDAY, AUGUST 24  8:00 A.M. UPDATE

Good morning all!  After a "false start" we have determined that there will
be no street work today, (Tuesday).  Shortly after 5AM a decision was made
to proceed.  However, less than 2 hours later, revised forecasts, and
another look at weather radar made the paving folks change their minds.  We
do not want to take an unnecessary chance of having a significant rainfall
on the freshly applied sealant, as it creates a terrible mess in the
gutters, on lawns, etc, not to mention the fact that it then has to be
re-applied.  So, we will try again tomorrow, starting with the first day on
your schedule.

Sorry for the confusion and any inconvenience.

MONDAY, AUGUST 23 7:30 AM UPDATE

Good morning everyone.  Well, we are not off to a good start on our project.
Since 6AM, I have been watching the weather with the folks at the paving
company.  It appears very likely that today will be true to the national
forecasts, with some pretty heavy rainfall.  The paving company is anxious
to do a great job for us, and rainfall while they are applying the sealer
would not be good.  Therefore, we are not working today, which means that,
on the schedules, "Day 1" is tomorrow (hopefully), and the entire schedule
moves ahead one day.  Obviously, more rain days will have a similar effect
on the schedule.  Please plan accordingly.

If you have a neighbor who does not have computer access, please let them
know of this change.
We are sorry for this inconvenience, but we do want to have a top quality
job when it is all done, and taking a risky chance with the rain certainly
would not be in our best interests.

SEALCOATING PROJECT UPDATE
Thurs, Aug. 19, 2010 

Everything is proceeding nicely with this project.  I do want to clarify several points where the schedule you received last week
was not perfectly clear. 

1.     Your schedule indicates that the Entrance will be closed the second and third days.  This is true, however, Access to Seminole
Lakes will still be via the front entrance and guardhouse.
 
Please note that there will be some temporary lane changes.  Watch for
signage and orange traffic cones.

 

2.     On the final days, when the Exit is closed:  All traffic leaving Seminole Lakes on these two days will have to exit via the back
gate.
  Watch for signs.

 

3.     Recently, someone called my attention to an error in the schedule.  The original schedule shows part of Seminole Lakes Blvd. and
Arrowhead Dr. being closed from 8/28 to 8/30.  The correct closure time should be 8/28 and 8/29.  (see new schedule on website below).
I apologize for any inconvenience.
 

4.     As stated previously, It is very important that you not drive any vehicle on the fresh sealcoat.  It will not only require repair to
the street with additional expense, but it also will track onto your driveway and get on your car….and it will be very hard for you to remove!
 

5.     When your street is closed, it will be necessary for you to park outside of the closed section, either in a friend’s driveway or on another
street.  If parking on the street, please park on the even numbered (house numbers) of the street only.  This will insure that all traffic,
including paving contractor’s equipment can get through.  We anticipate streets to reopen and barricades to be taken down as quick as the early
evening on the day after sealcoating is applied to your street.   Once again, weather may have an impact on this.  Keep watch and once your
street is reopened, move your car to your home so that work can proceed unimpeded the following day.
 

 

6.     We will be working with Greenscapes throughout this project.  Due to street closures, they will be adjusting their schedule to fit street
closures, so do not expect them on their normal day. 

7.    Because we have a dedicated US Mail delivery person, “the mail will go through”.  She will walk as necessary to make deliveries. 
You may want to contact your newspaper to arrange for your paper to be held for days your street is closed.  If you have any other regular
deliveries, you should contact them for alternate arrangements. 

8.    We are doing our best to keep everyone informed and will continue to do so throughout this project.  Our best method of communicating
is via the internet, using email and our website.  We know not everyone has access to the internet, so if you are aware of a friend or neighbor
who has no internet access, please keep them up-to-date.
  Neighbor helping neighbor is one of the best traits of our wonderful community.

VERY IMPORTANT INFORMATION !!

FROM YOUR SEMINOLE LAKES POA 

On Monday, Aug. 23, weather permitting, we will begin the process of sealcoating all streets within Seminole Lakes.  This process will
require at least 8 days to complete. During this time, sections of streets will be closed for up to 2 days at a time.  For example, beginning
in the morning, sealer will be applied to the closed street, a process requiring the full day.  There then can be no traffic on that street for
the following 24 hours.  Therefore, sections will be closed from approximately 8AM on one day until approximately 6PM the following
day, assuming everything goes smoothly. 

We are scheduling street closures in a manner that will allow entry and egress for everyone.  However, for that 36-48 hour period,
persons living in the closed sections will have to plan ahead, parking their car in a non-closed section for the 2 day period, if
they plan to need to travel in or out of the community.  It is very important that there be no traffic on the street while the sealcoat
is being applied or curing.
  If, during the time your street is closed, you anticipate the need to use your car, it will be necessary for you
to park it outside the closed area the night before…….or perhaps you can arrange with a friend to drive you. Then, when your street reopens,
you will have to immediately move your car to your home so that work can progress on the next section of street.   

Attached is a schedule of planned street closures.  Obviously, rain could affect this schedule, requiring delay.  We will provide you with
 up-to-date information on our website, www.slccfl.com if this schedule changes.   

We recognize that this will be a temporary inconvenience for everyone, but it must be done.  As we move forward, here are some important
 things to consider and remember:

Again, we know this will be an inconvenience for all of us, but the results will be well worth it.  We will be contacting each of you prior to
 your street being closed. Meanwhile, if you have any questions, please feel free to call either myself, any of your Board members, or
