Board Meeting - September 14, 2009

Bruce Ladd Building for Sale

The Bruce Ladd building near the front entrance is for sale. The asking price is $427,000. I am mainly mentioning this to make you aware that the previous plumbing and electrical business headquartered there are no longer using this facility. Bruce Ladd no longer offers plumbing services and the convenience of having them close-by for resident use is now gone.

YMCA Day-Care Center

Both the City Planning Commission and Council passed the rezoning to allow a day-care center in the newer building of the Seminole Lakes Plaza. Sherry Danko, Linda Huber, Joe Ring and I attended the Planning Commission meeting. We expressed concerns about the excess noise from the children using the space behind the buildings, and asked for the lights at the rear of the building to be shielded. They have agreed to this. The facility will also include a fitness center and will open in November of this year. Other less desirable businesses could have located in this building.

Clubhouse Rental

I have been asked the question, when does the POA expect to rent the clubhouse? A few residents believe the survey results were an affirmative vote to move forward. They have mentioned that the vote passed so the POA has to rent the clubhouse.

The survey was not a vote but a means of polling the residents regarding their views. Only 46 per cent of those receiving the survey responded. Of those responding 54 percent (123.5) were in favor of exploring the rental of the clubhouse and 46 percent (103.5) were against it. The response was too low meaning the confidence level of the results is low. If there had been an 80 per cent response, then the confidence level of the survey would have been high. When reviewing the survey results, bear in mind that only 25 percent of the total resident parcels in the community were in the affirmative. In order for a board to move forward in renting the clubhouse, you would need at least a 75 per cent affirmative result with a response rate of at least 80% of the parcels before attempting to rent the clubhouse. This board will not be pursuing to rent the clubhouse at this time.
