President’s Report Board Meeting January 8, 2007

I am sure you have all heard about the wiring problems in junction boxes in PGI. One house burned down and that house had a fire in the junction box.

I attended a City Council meeting and heard a presentation by FL&P explaining that some connectors failed in the junction boxes. They are inspecting over 100 of these boxes in different parts of the City. There are over 2600 of these boxes in the City.

Seminole Lakes does not have these types of boxes as we do not have overhead lines. Even though we do not have these boxes we must have cables connected somewhere and these may be underground. We have asked the City to have FL&P to include us in the inspection program.

Please contact any of the directors if you have experienced any power problems including losing power to just half your house. FP&L has recommended that all residents check to ensure their house wiring is grounded.

Sound Barrier Wall

Last year this board passed a resolution requesting the City County to install a sound barrier wall behind the homes in Seminole Lakes that butt up against Burnt Store Road.

As this is a county road the county will be doing a cost/benefit analysis to determine if a sound barrier wall is necessary. We are concerned abut this study because unless the decibels are reduced by a certain number at a certain cost it will not pass the test for a new wall. As two additional lanes will be built on our side of the road, traffic will be much closer to homes.

We have requested the City to get involved and ensure we are not shortchanged in the study. We will keep you updated.

Second Kitchens

The City proposal to allow second kitchens in some communities including Seminole Lakes has been withdrawn. A combined effort by some of the affected associations including Seminole Lakes belonging to the South Charlotte County Coalition expressed their concerns on the proposal. We requested the City to withdraw the proposal which they did.

Although our deed restrictions would have prevented second kitchens the rule if passed would have pitted us against the City rules. This was a good example of how Seminole Lakes benefits by being a member of the Coalition. Seminole Lakes is a charter and active member of the South Charlotte County Coalition, a group of eleven associations.

The meetings are held the fourth Thursday of each month at 9:00 AM at the PGI Civic Center. This month we have members of the FDOT attending. There will be an update on the proposed median openings, portable truck weigh stations being used on Hwy 41, and what is the latest on our request to lower the speed limit on Hwy 41 from Burnt Store Road to Tuckers Grade. You are invited to attend these meetings. We will put out an email announcement shortly before the next meeting.
