MAINTENANCE & LAKES & ROADS COMMITTEE  DESCRIPTION

Maintain boundary survey markers, painting the markers and removing brush and grass as necessary to keep them visible.

Maintain all boundary walls, making minor repairs and repainting when required.

Conduct a bi-weekly survey of all resident post lights and report malfunctions to the owner. The red tag system will be used. If owner is absent, report all malfunctions to Covenants committee director overseer (Linda Huber)

Maintain all signage throughout the community including; front entrance sign, stop and speed limit signs.

Control weeds growing between roads and concrete gutters on all roads.

Maintain storage shed and keep area weed free. (Near guard house)

Maintain flag pole and replace flags as necessary.

Inspect roads every six months and perform minor maintenance.

Monitor all common area shorelines and report any new erosion to the Director Overseer.

Monitor front entrance lights, wall lighting and flagpole light, Acline Road entrance lights and replace all burned out lamps. Report any other malfunctions to Director Overseer.

Oversee lake maintenance contract to ensure contractor performs work to specifications.

Assist in writing specifications and meet with contractors to secure bids for repairs on common areas including walls, lake shorelines and headwalls, guardhouse and front entrance light system. Perform minor repairs to community center (pool area).

Assists in performing reserve studies for common area components

Schedule two committee meetings yearly to review projects; and minutes are to be taken of meeting.

The committee is empowered to spend up to a maximum of $500 for supplies and repairs, but must have prior approval of Director Overseer.
