LAKES AND ROADS MAINTENANCE COMMITTEE REPORT
JULY AND AUGUST, 2009
With the hot weather, and the absence of our "snowbird workers" we have been performing only the essential activities, and building our task list for fall.
Accomplishments include:
·
Jack Carpenter continues to keep our street signs pristine, touching up paint as needed.·
Weeds and grass in all curbs and gutters, around the front entrance pump area, inside and outside the back gate and at the front entrance is sprayed at a minimum of once per month, and frequently more often.·
Trash, pine needles and grass clippings were removed from several storm drains that were flooding in heavy rains. In a couple of the recent rainstorms, we have removed trash from storm drains to reduce street flooding.·
Mold and grime have been removed from the front entrance wall and the Acline Street walls.·
The project to place rip-rap around our portion of Lake G was completed.·
Joe Ring engineered a solution to the unstable umbrella stands at the pool. All are now anchored and should withstand our winds.·
Joe Gartner continues to monitor our post lamps, tagging those that are not operative.·
We have painted (2 coats) the apron around the swimming pool.·
Several other problems at the pool, tiki hut, and exercise room have been addressed, including replacement of door latches, repair of door hinges, installation of blinds, cleaning of the shower drain, replacement of the shower valve, etc.Planned activities:
·
The wall at the front entrance must be patched and repainted.·
Cracks in the exterior walls of the guardhouse must be repaired.·
Traffic and fire hydrant marking reflectors and yellow golf cart crossing markers in the streets need to be replaced, repainted, etc. However, some of this may be delayed pending the next item.·
We are beginning to see some minor holes and cracks in the streets. These must be repaired before they become serious. Then, it is time to be looking at seal coating our streets (a major project and cost). This is a maintenance item that must be accomplished periodically to extend the life of the streets.·
The back gate will be repainted.·
It is time to give building (guardhouse, exercise room, etc.) roofs, and the pool deck a good and thorough cleaning.·
We must replace a golf course guard rail at the Windsong Rd. crossing. This rail was removed to facilitate the Lake G work and was too badly deteriorated to be salvaged.·
We will be searching for several of our property boundary survey markers that have so far eluded us.·
We are in the process of rebuilding the committee membership ........and we need volunteers!·
And, the list continues to grow. I invite everyone to contact me if you see maintenance concerns.....and if you would like to serve on a fun committee.Over the past few weeks, I have had numerous calls regarding the condition of the lakes, and the unattractive condition of golf course and club house shrubs and palms that need trimming. As I explained to each of you who contacted me, we, your committee, are unable to work on these issues, due to the outside ownership of the golf course and club house. Thank you all for your patience as our President, Bob Toth, works with the developer on these issues.
Respectfully submitted
Bill Murphy, Chairman
