SEMINOLE LAKES POA LAKES AND ROADS MAINTENANCE COMMITTEE

ANNUAL REPORT – MARCH 2010

The Lakes and Roads Maintenance Committee underwent a re-organization in the late Spring of 2009. After a rather "slow" summer, the new team moved ahead with a number of projects, some of a critical nature, and others that had been deferred for some time. This committee, throughout the year, worked closely with our POA President and various Board members along with members of the Landscape Committee. These 2 committees overlap in a number of areas. It was therefore, beneficial for them to share ideas and muscle-power.

I will not attempt to list every detail of our accomplishments, but rather will provide an overview of the year for this committee…..what we have done, and what needs to be done.

ACTIVITIES AND ACCOMPLISHMENTS:

Our program to keep weeds and grass down in our curbs and gutters continued, with at least monthly spraying along both sides of every street in the community.

Our streets remain well lighted as a result of our "lamp inspection patrol". On at least a weekly basis, a committee member checks every lamp to insure it is working properly. Those not working are "tagged" to notify the owner that the lamp needs attention. In some cases, the bulb is replaced by us. Residents need to be complimented for their quick response to correcting problem lights.

On an as needed basis, weed spraying is done outside the back gate, around the electrical poles near the front entrance and at the hwy 41 entrance area.

On a daily basis, any trash and litter found on our streets is collected, along with any "road kill" (hopefully before the vultures find it).

Storm drains on our streets are kept free of litter, trash and vegetation to insure free flow of water and to keep litter from entering our lakes.

Our resident "artists" keep street signs painted and looking fresh.

Rip-rap was placed around our portion of Lake G to prevent further future erosion.

During placement of the above, a section of guard rail along the golf course cart path was damaged. New railings were constructed and installed to replace the damaged section.

A preliminary bid was obtained for the sealcoating of all community streets.

Bids were received and a contract issued for correction of a severe erosion problem on common property along the cart path also on Lake G. Work is completed.

Bids were received and a contract issued for removal and replacement of pavement just outside the guard house to correct a problem with pavement buckling due to vegetation growth under the pavement. Work is partially complete.

Electrical issues with the front entrance lights were addressed and corrected.

A contract was let to clear vegetation from the downed section of boundary fence near the guard house. Following removal of overgrowth, the fence was put back up.

All street signs have been cleaned and we now have an inventory of every sign, it’s condition, and needed repairs.

Mold, mildew and dirt were scrubbed off wall and signs at front entrance.

ONGOING AND PROJECT NEEDS FOR 2010

Obtain at least one additional bid and present proposal to the Board for much needed sealcoating of all streets.

Repair several areas of asphalt in our streets, and replace damaged or missing reflectors and crossing paint……although much of this will become part of the sealcoating project if it is approved for this year. If not approved for this year, these items will have to be addressed.

Continue ongoing weed control, lamp inspection and litter pick-up programs.

Develop a plan for maintenance and repair of boundary walls, along with removal of weeds and brush in many areas, co-ordinated with the Burnt Store Road project.

Paint grillwork, fence and gate at back entrance.

Repair stucco and repaint wall and signs at front and rear entrances.

Repair stucco and repaint guard house.

Clean roof of tiki hut.

Locate a number of "missing" survey boundary markers.

Other items as needs are identified.
