COVENANTS AND GOVERNING DOCUMENTS
COMMITTEE REPORT
JUNE 12, 2006
FOR THE PAST MONTH, THE COMMITTEE HAS BEEN VERY BUSY ON THE FOLLOWING PROJECTS.
SEVERAL RESIDENTS REQUESTED THE COMMITTEE REVIEW POTENTIAL COVENANTS VIOLATIONS. WE APPRECIATE THESE REQUESTS AS IT INDICATES MANY RESIDENTS ARE INVOLVED AND CONCERNED WITH THE PROTECTING OF THE VALUE, ATTRACTIVENESS AND DESIRABILITY OF OUR HOMES.
PROVIDED AN ARTICLE FOR THE JUNE GRAPEVINE WHICH STRESSED THE IMPORTANCE OF SELF EXAMINATION OF YOUR PROPERTY ON A REGULAR SCHEDULE AND NOT DEFERRING THE CORRECTING OF POTENTIAL VIOLATIONS.
PREPARING A 2 STEP PROGRAM WHICH WE HOPE WILL REDUCE THE NUMBER OF COVENANT VIOLATION LETTERS EACH MONTH. (30 +)
DRAFTED 3 PROPOSED CHANGES TO THE RULES AND REGULATIONS WHICH THE BOARD HAS THE POWER TO ENACT. SEVERAL OF THEM ARE ON THE AGENDA FOR TODAY. THEY INCLUDE, OPEN HOUSE SIGNAGE AND HURRICANE SHUTTERS
SEVERAL ADDITIONAL CHANGES TO OUR RULES AND REGULATIONS ARE STILL IN THE EARLY STAGES OF DEVELOPMENT.
LINDA HUBER HAS DONE A GREAT SERVICE TO COMMUNITY BY PUTTING MORE OF OUR GOVERNING DOCUMENTS AND STATE STATUTES ON THE SLCC WEB PAGE. SHE HAS ALSO REMOVED SEVERAL ITEMS IN OUR RULES AND REGULATIONS WHICH WERE INCORRECTLY STATED. WE WILL BE ADDRESSING MORE OF THESE ITEMS IN THE COMING MONTHS.
LET ME SPEAK BRIEFLY TO THE 2 NEW PROGRAMS THAT WE ARE ANNOUNCING TODAY. AS I INDICATED IN LAST MONTHS GRAPEVINE, FRED EYRICH’S RED TAG PROGRAM REGARDING BURNED OUT POST LIGHTS AND THE POSITIVE RESPONSE IT HAS RECEIVED GOT ME THINKING ABOUT WAYS THAT WE AS A COMMITTEE COULD PROVIDE RESIDENTS INFORMATION ABOUT SOME COVENANT VIOLATIONS IN A MORE FRIENDLY APPROACH..
WHEN I FIRST ACCEPTED THIS CHAIRMANSHIP, I VISITED WITH 25 RESIDENTS WHO STATED THAT THE 2 MOST IMPORTANT FUNCTIONS OF THIS COMMITTEE ARE: 1. EDUCATION AND 2. ENFORCEMENT. NO ONE LIKES TO BE THE POLICEMAN ESPECIALLY ME BUT LIVING IN A DEED RESTRICTED COMMUNITY REQUIRES THAT OF ALL OF US. WHEN WE MOVED INTO SEMINOLE LAKES, WE ACCEPTED THAT FACT. MY NEXT MONTHS ARTICLE IN THE GRAPEVINE WILL BE PROVIDING A LOT MORE INFORMATION ON THE ISSUE OF ENFORCEMENT WITH REFERENCES TO THE CALL REPORT MENTIONED LAST MONTH BY AL DISESSA.
OUR FIRST PROGRAM DEALS WITH OBSERVING COVENANT VIOLATIONS ON OUR MONTHLY RIDE TROUGHS. THINGS LIKE WEEDS IN THE LANDSCAPE OR DIRTY POST LAMPS AND POLES OR DIRTY OR MILDEW MAIL BOXES ETC. THESE ARE ITEMS THAT CAN BE CORRECTED FAIRLY EASILY. WHEN OBSERVED, A NOTICE WILL BE PLACED IN THE RESIDENTS TUBE WITH SPECIFIC INFORMATION. WE HOPE THAT THIS WILL CALL THE RESIDENTS ATTENTION TO THE ISSUE AND WILL BE CORRECTED. A 10 DAY FOLLOW-UP WILL BE SCHEDULED TO DETERMINE THAT THE VIOLATION HAS BEEN CORRECTED. IF NOT, THE RESIDENTS ISSUE WILL BE REFERRED TO THE BOARD FOR THEIR ACTION.
OUR SECOND PROGRAM IS CALLED "NEIGHBOR TO NEIGHBOR" YOU WILL LEARN MORE ABOUT THIS ALSO IN NEXT MONTHS GRAPEVINE. IN SUMMARY, IT IS ABOUT NEIGHBORS HELPING NEIGHBORS. WE ALL KNOW THAT FROM TIME TO TIME DUE TO ILLNESS, OR OUR STAGE OF LIFE,(AGE) THAT A HELPING HAND IS OCCASIONALLY NEEDED AND APPRECIATED.( I KNOW FROM PERSONAL EXPERIENCE) . WE WILL INCLUDE IN NEXT MONTHS GRAPEVINE, A FORM WHICH WE HOPE YOU WILL CONSIDER COMPLETING INDICATING YOUR WILLINGNESS TO BE A VOLUNTEER TO ASSIST IF NEEDED, TO HELP A FELLOW RESIDENT CORRECT A COVENANT VIOLATION NOTICE . THIS WOULD BE A ONE TIME ACTIVITY AND NOT A PERMANENT RESPONSIBILITY. WE HOPE THAT VOLUNTEERS WILL COME FROM BOTH OUR MALE AS WELL AS OUR FEMALE RESIDENTS.
